Environmental Impact Assessment (EIA) is a series of procedures conducted for large-scale development projects to investigate, predict, and evaluate potential environmental impacts, while incorporating feedback from local residents and relevant authorities to minimize adverse environmental effects.
Environmental impact assessments take various forms, including those required under national laws, local ordinances, administrative guidelines, and voluntary assessments. The procedures, survey methods, prediction requirements, project schedules, and costs vary depending on the reviewing authority. Assessment items also differ according to regional characteristics and the type of project.

● Land readjustment projects covering 100 hectares or more within a prefecture → Subject to the Environmental Impact Assessment Act (Type 1 Project)
● High-rise buildings in Tokyo exceeding 100 meters in height and 100,000 m² in total floor area → Subject to the Tokyo Metropolitan Environmental Impact Assessment Ordinance

We begin by discussing your project requirements, reviewing the surrounding environment through site inspections, and developing an environmental impact assessment plan. The proposed survey plan is then coordinated with the relevant government authorities.

Step 2
Evaluation of Environmental Mitigation Measures and Simulation

Assessment items are selected according to the characteristics of the project and the surrounding area. Existing environmental conditions are investigated, impacts are predicted and evaluated, and appropriate environmental mitigation measures are developed.
Predictive analyses are performed using simulation techniques to evaluate the environmental effects of facility operation and other project activities.
